1. THE BEGINNING

This innovation initially came to life when…

I was invited to spend a week with Richard Branson on his island. Before I decided to donate the money and say yes, I asked my friends about it and they said – better go prepared with a social enterprise. So I used my experience in finance and property to create a unique solution that fixes the issue with the disability housing market that creates a win/win/win solution for all parties, including the care provider, the owner of the house as well as the person with the disability.

2. WHAT & HOW

The purpose of this innovation is to…

…provide unique housing solutions that fixes a large portion of the disability housing crisis in Australia. There are currently approximately 25,000 people under 65 living in nursing homes and cramped group homes.

It does this by…

…providing disability care providers new housing in new estates that help empower people with a disability to move into housing that’s more suitable for them. These houses look, act and feel like regular houses in newer estates. We do this for the care providers at NO CHARGE to them.

3. PURPOSE & BENEFITS

This innovation improves on what came before because…

…currently, there is a major housing shortage due to not enough houses being built for people with disabilities to live in, and the ones that are built seem more like hospitals than homes. The larges reason is funding, government and charity funding only stretches so far. We have created a unique system that allows investors to build these houses instead.

Its various benefits to the customer/end-user include…

The tenant living with a disability gets a place to live in that is essentially a home, like what most people live in. The owner of the property gets a rental income at least 1.5X the market value.

4. COMPETITIVE LANDSCAPE

In the past, this problem was solved by…

The government had to fund the building of the houses themselves or disability care providers had to rely on charity. Due to the increased price of housing over the last decade, less and less homes are being built.

5. TARGET MARKET

It is made for…

The market is two fold. Our partner company 10 properties in 10 years targets investors (primarily mum and dad type investors who own no more than 2 properties) who want a socially conscious property investment that is cash flow positive and Empowered liveability directly target care providers who want to move their participants living with a disability into homes that are more suited to their needs, where they can live a more ‘normal’ life. The current size of the market is approximately 25,000 individuals. Our mission is to capture at least 5% of this market over the next 3 years.

Our partner company. Ten properties in 10 years sells to the public through their Diamond Project Partnership where they educate the investor about the need for this kind of housing and help them obtain funding to build these homes.

Our marketing strategy is to…

Go to disability care providers and educate them about what we provide. Allowing us to create a unique position in the market, basically fixing one of their largest challenges through private investor means.
